Qualifications:

Knowledge and Traits

·        High-school diploma; College degree preferred

·        Strong math & analytical skills

·        Strong communication skills, oral and written

·        Strong organizational skills, including follow-through and multi-tasking

·        Ability to interact effectively with a wide variety of people

·        Working knowledge of construction is helpful (can learn)

·        PC and software literate, including but not limited to (can learn)

o   JD Edwards accounting software

o   Excel

o   DocuSign

o   PDF document creation

Certifications (have, or can obtain upon hire)

·        OSHA 10 card

·        Clark County Dust Card

 

·        Notary Public certification

 
Description:

 

DUTIES & SCOPE

 

·        Department Administrative Management

o   New Community Start Up Checklists

o   Community Open Item Lists, Weekly Review

o   Budgets, Monthly Review

o   Bonds, Monthly Tracking

o   Electronic Filing Management

o   Process Documentation

 

·        Contractor Interface

 

o   Contracts & Applications for Payment, generate

o   Change Orders & Field Extras

o   Invoice Processing

 

·         Community Association Interface

 

o   Primary Point of Contact between Builder & Association

o   Association Board Member, in conjunction with Vice President

o   Gates, Utility Meters, Deeds, Developer Items

o   Landscape Turnover walks

o   Community Turnover Coordination

o   Architectural Review Committee, Developer representative

 

·        Governmental Compliance, Permits & Required Documents

 

o   Public Offering Statements

o   Dust Permit Coordination

o   SWPPP Permit Coordination

o   Nevada Real Estate Division Builder Exemption Coordination

o   USPS Mailboxes
